Small Lot Subdivisions & Design Guidelines Event



In 2005, the City of Los Angeles adopted the Small Lot Subdivision Ordinance that allows for the construction of fee-simple infill housing on underutilized land in multi-family and commercial zones. It is intended to generate a new form of single family home ownership and to provide an alternative to traditional apartments or condominiums. These small lots provide a more space-efficient and economically attractive alternative for sites zoned for apartment or condominium uses. In response to the complex design issues that Small Lot Subdivisions present, the Urban Design Studio developed design guidelines to aid the development community, City staff, and residents. The Guidelines outline recommendations for site organization and urban form, setbacks and building transitions, parking and driveways, building design and materials, and landscaping and access.
